Terms and conditions

Last updated: 27 October 2026.

These terms are the agreement between you and us when you book a stay at Barnet House. Please read them before you book — by booking, you accept them. They do not affect your statutory rights.

1. Who we are

Barnet House, 38 High Street, Dunfermline KY12 7AS, is run by Dunfermline Estates Ltd, a company registered in Scotland (no. SC763736), registered office 90 Castle Street, Glasgow G4 0SA. VAT number GB 504 0433 44. To contact us, email info@barnethouse.com, call 0131 392 0422 or write to us at Barnet House, 38 High Street, Dunfermline KY12 7AS.

2. Your booking

  • These terms apply to every booking made directly with us — on this website, by phone or by email.

  • If you book through Booking.com or another website, that website’s terms set your price, payment and cancellation. Our house rules are shown with every booking, on those websites too, and sections 6 to 9 below — arriving, who can stay, the house rules and damage — apply to every stay, however you booked.

  • Your booking is confirmed, and a contract between us exists, as soon as our booking system accepts it: you see the confirmation on screen and we send you a confirmation email with a booking reference.

  • The person who books must be staying in the apartment and is responsible for everyone in the booking keeping these terms.

  • You can book up to two apartments at a time. For three or more, please contact us first.

  • Please check the details in your confirmation and tell us straight away if anything is wrong.

  • Because your booking is for accommodation on specific dates, the 14-day cooling-off period that applies to many online purchases does not apply (Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013). When you can cancel depends on the rate you chose — see section 4.

3. Prices and payment

  • Prices are in pounds, for the apartment and the whole stay, and include VAT. The price shown before you book is the total you pay for the stay: there are no other compulsory charges. The security deposit (section 5) is separate and refundable, and the charges in section 8 apply only if a house rule is broken.

  • Optional extras, such as late check-out, are shown with their price before you add them.

  • When payment is due depends on your rate: on the day you book for the Non-refundable Rate, 4 days before arrival for the Standard Rate, and 1 day before arrival for the Flexible Rate. If you book later than that, payment is due on the day you book.

  • You can pay by card, by bank transfer or in cash on arrival. Card payments are processed securely by Stripe. If you pay by card, your card is saved when you book and charged when payment is due. If you pay by bank transfer, we email you our bank details after you book. If you pay in cash, we hold the price of your stay on your card until you have paid.

  • If we have not received your payment when it is due, we will remind you. If it still does not arrive, we may cancel the booking and charge you as set out in the cancellation policy.

4. Cancelling or changing your booking

How and when you can cancel or change, and what it costs, depends on your rate. It is all set out in our cancellation policy, which is part of these terms. If we have to cancel your booking, we refund everything you have paid us.

5. Security deposit

  • A security deposit of £200 per apartment is held on your card the day before arrival, however you pay for the stay.

  • We release it within 1 day of check-out, unless there is damage, something is missing, the apartment needs extra cleaning, or the house rules have been broken. Depending on your bank, it can take up to 5 working days to show in your account.

  • If we keep any of it, we tell you why and show you what it covers, such as photos or a breakdown of the cost. If the cost is higher than the deposit, we may charge you the difference.

6. Arriving and leaving

  • Check-in is from 3pm, and there is no latest arrival time. Check-in is self check-in: we send you the instructions the day before you arrive.

  • Check-out is by 12 noon for bookings made directly with us, and by 10am for bookings made through other websites. Late check-out can be booked as an extra, when available.

  • The law requires us to record the full name and nationality of every guest aged 16 or over, and passport details for some guests (see our privacy policy). If these details are not provided, we may have to refuse the stay.

  • There is a public car park nearby, at about £4.10 a day. It is not ours: prices and availability may change, and its own terms apply.

7. Who can stay

  • Guests must be 25 or older, unless they are parents or guardians staying with their children. Barnet House is a quiet building of private apartments, and the age limit is there to keep it peaceful for every guest staying with us.

  • Families are welcome with children aged 6 and over.

  • No more people may stay than the booking is for, and no more than the apartment sleeps. Visitors who are not staying are not allowed.

  • Pets are not allowed.

8. House rules

To keep the building safe and quiet for everyone:

  • No smoking or vaping anywhere in the building or its grounds.

  • No parties, hen or stag parties, or other gatherings.

  • No candles, incense or scent sticks — they are a fire risk.

  • Sofas are not beds, unless your apartment has a sofa bed. If a sofa is used for sleeping, we charge for it from your deposit.

  • Strong cooking smells: if the apartment needs a deep clean afterwards, we charge £150.

  • Electricity is fair use, and we monitor the use in each apartment. If your use is well above the apartment’s usual level, we may charge the difference.

  • The apartment is for the guests named on the booking only, and may not be used for any business or unlawful purpose.

If you or your group seriously or repeatedly break these rules, we may refuse entry or ask you to leave.

9. Damage and responsibility

  • Please treat the apartment with care and tell us straight away about any damage or anything that is not working.

  • You are responsible for damage caused by you or your group, beyond normal wear and tear, and we may charge the reasonable cost of repair, replacement or extra cleaning.

  • We are responsible for loss or damage you suffer that is a foreseeable result of us breaking these terms or failing to use reasonable care. We are not responsible for loss or damage that was not foreseeable, or for business losses.

  • If something outside our reasonable control — such as a flood, fire or power cut across the area — stops us providing your stay, we tell you as soon as we can and refund what you have paid for the nights we could not provide.

  • Nothing in these terms limits our responsibility for death or personal injury caused by our negligence, for fraud, or for anything else the law does not allow us to limit.

10. Complaints

If something is wrong during your stay, please tell us straight away so we can put it right. After your stay, email info@barnethouse.com, call 0131 392 0422 or write to us at Barnet House, 38 High Street, Dunfermline KY12 7AS. We reply within 14 days.

11. The law that applies

These terms are governed by Scots law, and the Scottish courts deal with any dispute. If you live in England, Wales or Northern Ireland, you can also bring a claim in your local courts.

12. Changes to these terms

We may update these terms from time to time. Your booking is governed by the terms in force on the day you made it.
