Questions and answers

Booking, arrival, the house rules and longer stays: what guests most often ask us. Anything else, email info@barnethouse.com or call 0131 392 0422.

Booking and payment

Before you book
How do I book an apartment?

Choose your dates on this site and book online — it takes a minute. For a company, a long stay or three or more apartments, send us an enquiry instead and we come back with one rate for the whole stay.

Is the price I see the full price?

Yes. Prices are in pounds, for the apartment and the whole stay, and include VAT. The total shown before you book is what you pay for the stay: there are no other compulsory charges. The security deposit is separate and refundable.

When do I pay?

It depends on the rate you choose: on the day you book for the Non-refundable Rate, 4 days before arrival for the Standard Rate, and 1 day before arrival for the Flexible Rate. If you book later than that, payment is due on the day you book.

How can I pay?

By card, by bank transfer or in cash on arrival. Card payments are processed securely by Stripe. If you pay in cash, we hold the price of your stay on your card until you have paid.

Is there a security deposit?

Yes: £200 per apartment, held on your card the day before arrival, however you pay for the stay. We release it within 1 day of check-out, as long as nothing is damaged or missing, the apartment needs no extra cleaning and the house rules have been kept. Depending on your bank, it can take up to 5 working days to show in your account.

How many apartments can I book?

Up to two at a time. For three or more, please contact us first at info@barnethouse.com or on 0131 392 0422.

Cancelling and changing

Your rate decides
Can I cancel or change my booking?

That depends on the rate you booked. The Flexible Rate can be cancelled or changed free of charge until 1 day before arrival, and the Standard Rate until 4 days before. The Non-refundable Rate cannot be cancelled or changed. If you change to dates that cost more, you pay the difference; if they cost less, we refund it. You see the terms of each rate before you book, and they are repeated in your confirmation email.

How do I cancel or change a booking?

Email info@barnethouse.com or call 0131 392 0422, quoting your booking reference. We confirm every cancellation or change in writing, and the time we receive your message is the time that counts.

How are the days counted?

Back from your arrival date, up to midnight UK time. With an arrival on 20 October, a booking on the Standard Rate can be cancelled free of charge until midnight at the end of 16 October.

Will I get my money back?

If you have already paid and you cancel within the free period, we refund the full amount the way you paid, within 1 day. Depending on your bank, it can take up to 5 working days to show in your account. If we ever have to cancel your booking, we refund everything you have paid us.

What if I do not arrive, or leave early?

If you do not arrive and have not cancelled, we treat it as a late cancellation and charge the full price under your rate. If you leave early, the remaining nights are not refunded.

I booked through Booking.com or Airbnb. Who do I contact?

That website’s cancellation terms apply to your booking, so please cancel or change it through them.

Arrival and departure

Getting in and out
What time is check-in?

From 3pm, and there is no latest arrival time. Check-in is self check-in: we send you the instructions the day before you arrive.

What time is check-out?

By 12 noon for bookings made directly with us, and by 10am for bookings made through other websites. Late check-out can be booked as an extra, when it is available.

What do you need from us?

The law requires us to record the full name and nationality of every guest aged 16 or over, and passport details for some guests. If these details are not provided, we may have to refuse the stay.

Where is Barnet House?

38 High Street, Dunfermline KY12 7AS — in the middle of town, with shops, cafés, restaurants, the Abbey and Pittencrieff Park a short walk away.

Is there parking?

There is a public car park nearby, at about £4.10 a day. It is not ours, so its prices and availability may change, and its own terms apply.

House rules

During your stay
How many people can stay in an apartment?

No more than the booking is for, and no more than the apartment sleeps — each apartment’s page says how many that is. A sofa is a bed only where the apartment has a sofa bed; if a sofa is used for sleeping, we charge for it from the deposit.

Is there an age limit?

Guests must be 25 or older, unless they are parents or guardians staying with their children. Families are welcome with children aged 6 and over.

Can I have visitors?

No. The apartment is for the guests named on the booking only, so visitors who are not staying are not allowed.

Can I bring my pet?

No, pets are not allowed.

Can I smoke or vape?

No — not anywhere in the building or its grounds.

Can we have a party?

No. Parties, hen and stag parties and other gatherings are not allowed: we keep the building quiet for everyone staying in it.

Can I light candles?

No candles, incense or scent sticks, please. They are a fire risk.

What if something breaks?

Please tell us straight away about any damage or anything that is not working, so we can put it right. Damage beyond normal wear and tear caused by you or your group is your responsibility.

Longer stays and business

Weeks, months and teams
Are the apartments suitable for business stays?

Yes. Each has more room than a hotel room, a kitchen, a sitting area, Wi-Fi and a desk, so a working week feels like a week at home.

Can I ask about a longer stay or a team booking?

Yes — through the enquiry form on the long stays page. Tell us your dates, how many people and anything you need, and we reply with a rate for the whole stay.
